10 Things to Do Before You List Your Home


So you’re thinking of selling your home. Just get it on MLS and wait right? Nope! There are lots of things you can do to prepare for selling your home. Here is a list of 10 things to do before you list your home:

  1. Have an agent walk through your house and make suggestions for repairs or small improvements that could help you sell your home.
  2. Have your house inspected. Yes it’s a step normally reserved for the buyer, but it’s advantage if you do it first. You can either repair any problems or budget those needed repairs into the asking price. This reduces surprises — and last minute haggling — later in the transaction.
  3. Get your paperwork out. Locate all the important papers you’ll need to entice a potential buyer (operating manuals for your appliances, HVAC system, notes about paint colors, any applicable warranties).
  4. Make small fixes to your home: touch up interior paint, fix drippy faucets, update knobs and handles. Have broken or cracked windows repaired or replaced. Fix broken screens, doorbells, roof tiles, outdoor lighting. Replace outlet or light switch covers that are old or worn. Also replace all burned out light bulbs. Oil squeaky doors and hinges. They can make a house feel old.
  5. Remember curb appeal. Replace your doormat. Maintain your lawn, garden and shrubs. Keep the lawn watered and plant some flowers. If you are selling in the winter — if you have a beautiful perennial or herb garden that keep coming back each spring. Take photos and put in an album for potential buyers. Fix driveway cracks, put down fresh mulch, touch up exterior paint if it’s starting to flake or peel.
  6. De-personalize. Remove picture frames, paint over the measuring chart dug into the living room molding. Remove any unique or quickly things about your home.
  7. Have the furnace and fireplace checked and clean. Clean the AC unit condenser. Make sure to clear debris out of your AC unit condenser coils, and hose it down to make it clean.
  8. Get minimal! Pack away un-needed clothes and accessories in closets. Clean every room in the house and get rid of clutter and excess furniture. Put things in a storage locker if you have a lot of stuff.
  9. Clean, clean, clean! Have the carpets and draperies professionally cleaned. Wash the windows inside and out. Clean the mildew out of your shower and touch up the grout.
  10. Do your research. Research other home listings. See how the homes are presented, and notice what things stand out to you when you look at ads for other houses. Write out some of the biggest pluses of your house and figure out how to feature those things in your ads.
